Bring the facts the agent will need
Have the declarations page, renewal or nonrenewal notice, known roof age, documented improvements, and any current inspection reports available. Tell the agent how the property is occupied and used. Ask which inspections the proposed insurer requires before ordering new ones.
Get a written quote with the insurer's name, policy term, coverage limits, deductibles, exclusions, and applicable discounts. Verify the insurance professional through Florida's licensing resources rather than treating a directory listing as proof of current authority.
Read the hurricane deductible separately
Florida home policies with windstorm coverage can have a separate hurricane deductible. Ask which dollar amount or percentage your quote uses, what limit the percentage applies to, and how the deductible works across claims. The state's guide explains the calendar-year rules and other conditions.
Write both ordinary and hurricane deductibles on your comparison sheet. When a percentage is shown, ask the agent to provide the dollar equivalent for that specific quote.

Ask about flood as a separate decision
Do not assume a homeowners quote includes flood coverage. Discuss flood separately and confirm the building and contents coverages, deductibles, exclusions, and effective date of any flood policy offered.
NFIP policies generally have a 30-day waiting period, with exceptions. Private flood policy terms can differ. Check timing with the insurer or agent rather than assuming a policy bought as a storm approaches will take effect immediately.

Bring six questions to the conversation
What is the dwelling limit based on? How is the roof settled after a covered loss? Which water-related losses are excluded or limited? What are the ordinary and hurricane deductibles in dollars? What must be completed before coverage can bind? When does the quoted price or offer expire?
Write the agent's answers next to each quote. If the answer points to an endorsement, request it with the proposal. Keep unresolved questions visible when you compare the total premium; a lower number does not resolve a missing coverage detail.
