Read the notice before shopping
Identify whether the insurer is ending coverage during the term or declining to offer another term. Write down the effective date and the stated reason. Keep the notice, declarations page, and any inspection or repair correspondence together.

Build one packet for replacement quotes
Create a folder with the current policy summary, the notice, roof and major-system information you actually know, documented repairs, inspection reports, and claims information requested by the agent. Do not guess dates or describe unfinished work as complete.
Keep a simple call log: agency, date contacted, documents requested, promised next step, and reply date. Ask which insurers the agency can approach and whether the reason for nonrenewal changes your available options. Record a decline separately from a quote that is still pending.
Keep your mortgage servicer informed
If you have a mortgage, confirm where proof of replacement coverage must be sent. Ask the servicer how escrow payments will be handled. Keep evidence that the new insurer and servicer received what they need.
A servicer may obtain force-placed insurance when required coverage is missing. CFPB explains that this can cost more than a policy you obtain yourself. If you already have valid coverage, provide the servicer with proof and ask it to correct the record.
Close the gap between a quote and an active policy
A quote is a proposal, not confirmation that coverage has started. Ask for the binding requirements and written evidence of the effective date. Check the property address, mortgagee information, limits, deductibles, exclusions, and payment status on the final documents.
If the end date is approaching without a replacement, tell the licensed agent that date explicitly and contact your state insurance department about available resources. Eligibility for residual-market or other options varies; no directory listing or request form guarantees placement.
